• Building Control!!!!!

    Back in 2019 I applied for Building control to approve a change of CU and partial rewire including adding power and light to a garage, the main
    partial rewire was the kitchen linked to the installation of a new kitchen.

    We took delivery of the kitchen just before Covid but were unable to
    proceed owing to the wife’s cancer treatment forcing us to shield
    throughout the pandemic so everything was in abeyance with the kitchen
    sitting in the garage almost two years and only parts of the electrical
    work being completed.

    All the electrical work was only finally finished recently when the delayed bathroom was completed and the final bit was the replacement of some
    junction boxes which would become inaccessible due to flooring with MF
    boxes fitted quite recently.

    Anyway cutting a long story short I was originally told that as long as the work was started within three years there was no time limit for completion. Well the first condition was met and the first fix was inspected and
    approved although no certificate or official notice given. Today was
    supposed to be the final inspection, got everything ready and three
    inspectors turn up who are not qualified to inspect electrical work only structural work. Humph!

    Has anyone gone through the same process? I would like to know what
    happened because I was under the impression local building control did not carry out the inspections directly but subcontracted out the work to an electrician and either he/she or they then issued the certificate.

    I think a lot of building control is fully contracted out now. One of the companies is LABC - Local Authority Building Control, who despite the name
    are a private company. I'm surprised if they don't have a tame electrician
    on staff for inspections.

    For big users like volume housebuilders they can choose who to buy BC from. It's a bit like 'competition' between school exam boards - they can choose
    the company that gives them the easiest ride.

    Or maybe your LA keeps BC in house and just subs out inspections beyond
    their skill set?
