    Mississippi is different I've heard. I've hated every moment I've been in the South and have always been mystified at people who moved out of CA and say how great it is in the South. Is it the unbearable humidity they liked? How about all the insects?
    Maybe it's the low wages they prefer. Plenty of odd tropical-like diseases spring up in the South. And, who the fuck really eats grits? And, ya, there are cops. These aren't normal cops in small towns. These are the highschool bullies from the

    I toured the South a little bit in my younger days. It's not for me, for a lot of the reasons you mentioned. I like the West. The West is the best. I like Florida in small doses but I'm not going to drive that far just to go to Florida.

    I've been to FLA a lot in my life. It's sort of the weird red headed step child of the south. It often seemed like there were more peeps from the northeast and midwest than the south. And it seems in major cities I'm as likely to hear Spanish as
    English. There was a time when the plan was to retire there. Get a place in the lower keys on a canal with a dock and lift maybe. A little center console boat. I wouldn't buy a place in Florida or the gulf coast now. Happy to visit, but I'll let
    someone else take the risks that are sure to come. I'll have to settle for the Great Lakes.

    Seems like people from Chicago (and area) retire to Vegas and those around NY go to Florida. It's all about humidity and sea-level. We motorhomed all through there and to the last Key. Even the rich folks had a giant 'net' over their pools because of the
    noseeums. And now, no more home insurance.

    Just finished reading about the crooked insurance companies paying Florida storm victims 10% on their 'revised' damage estimates, then simply going out of business (then restarting under another name). And GQP Govenor Ron Sanctimonious getting $3.5
    million from them. And that's before the insurance companies paid themselves bonuses, along with the investors ... before folding.

    My niece bought a house down there for an investment. Six months later a storm flooded it. Now she's 'buying' it all over again by pulling down the bottom 4 feet of wallboard while waiting for an insurance company that won't answer the phone.

    Like you say, who the hell would live there? You can't afford the home insurance, even if you could get it (and be sure they'll bet there after the next storm). Women have no right to their own bodies. Librarians can't over book if they have words in
    them. Teachers can't teach if they use words. And the Governor just said he'll "cut the throats of Democrats if he's elected to anything.

    How Florida let a top insurer abandon homeowners in their time of greatest need

    NORTH PORT, Fla. — Every week or so, Edward Raggie walks through his front door and enters a painful, infuriating time warp.

    Everything looks exactly the way it did that day in December, when he and his wife, Joanne Ragge, hastily packed up their Hurricane Ian battered home after learning that dangerous mold had spread behind their white ceilings and bright blue walls. Their
    roof still leaks, its protective tarp peeling from the hot sun. Inside, brown insulation from the gaping hole in their ceiling pools on their swollen, lifted floors. Boxes of their family photos and belongings, stacked haphazardly, are still waiting to
    be moved out of the living room’s dank, musty air.

    The couple, in their late 60s, are frozen in this “hell,” Ed says, because their insurance company, United Property and Casualty, ignored their claims for months after the hurricane and then severely underpaid them, before going insolvent earlier
    this year.

    “UPC abandoned me,” said Ed, a recently retired tortilla distributor who paid as much as $1,930 a year to UPC for insurance. “I never missed a payment. I expected them to do what they said in my contract: return my house to what it was the day
    before hurricane hit. I never even got an inkling of that from these people and now I know why: They were going to go out of business.”

    UPC, the ninth property insurer in Florida to go insolvent since 2021, and the largest to do so in 15 years, left many of its Florida customers in a similar nightmare, facing what is predicted to be a powerful hurricane season with still unfixed,
    hazardous homes, drained life savings and, in some cases, no insurance to protect them.

    Suddenly losing their carrier while still in the thick of recovery was shocking to the Raggies, as well as other homeowners. But UPC’s collapse was long in the making — and is one of the most glaring examples of how, in the age of climate change,
    Florida’s insurance system has been failing to protect residents after they endure a major disaster.

    UPC hemorrhaged money over the past six years, in large part because of costly claims from a series of major hurricanes. During this time, the company began to cut insurance adjusters’ damage estimates, and underpay and ignore increasingly desperate
    policyholders, according to a Washington Post investigation based on interviews with nearly two dozen people, including those who worked for UPC, policyholders, insurance experts and a review of hundreds of documents from regulators, adjusters, court
    cases financial filings and other sources.

    The company also underestimated how much it would have to spend to cover claims, but still paid shareholders, including top executives who owned a significant percentage of the company, millions of dollars in dividends, data showed.

    State officials, who said failing to reserve enough money was one of the primary reasons UPC went insolvent, struggled to respond as the situation worsened. People in the industry flagged evidence of alleged wrongdoing to regulators, but said their
    concerns were not seriously reviewed. And even though officials initiated monthly check-ins with UPC as its finances deteriorated, they mistakenly believed UPC could cover homeowners’ claims up until just shortly before the insolvency.

    Now, the state-run Florida Insurance Guaranty Association is responsible for trying to close 22,000 UPC claims, which will take more than a year and probably cost around $600 million, officials say. For the first time since Hurricane Andrew in 1992, the
    state has to levy an emergency assessment on nearly all Florida residents to help cover the cost of such a massive insolvency, further spiking homeowners’ rates.

    A lot of "these insurance companies" weren't much in the first place, and a lot of people go-for the "cheapo" deal when they get insurance: you get what you pay-for most of the time.

    It is really complicated, but all the big companies "share the losses"
    from large storms. They all get together and share a percentage of the losses in areas where they do not have much coverage. State Farm may
    have most of the coverage in Florida and less in Texas or Montana ...
    other companies might trade coverage losses in a lot of states and a lot
    of companies so as to spread the risk and share the premiums. It is a
    very complicated bunch of agreements and it gets bad when one company
    goes under because of losses.

    I think that's what Lloyds of London does with the re-insuring. But, in CA, the govt will take over on non-performing home insurance in these cases and cover to certain amounts.

    Mississippi is different I've heard. I've hated every moment I've been in the South and have always been mystified at people who moved out of CA and say how great it is in the South. Is it the unbearable humidity they liked? How about all the
    insects? Maybe it's the low wages they prefer. Plenty of odd tropical-like diseases spring up in the South. And, who the fuck really eats grits? And, ya, there are cops. These aren't normal cops in small towns. These are the highschool bullies from the
    football team who get juiced in and will ticket every single out of town driver who passes through, arrest you for smoking marijuana even if you've never smoked it in your life, and will supplement his income from your wallet, particularly if you are

    When my grandparents retired into their new home in the 70's, it came with a free insurance policy from a small company. My grandpa didn't like that because everyone there had the same policy from the same small company and he knew if there was a
    fire, they'd go belly up. Well, 40 years later, there was a fire and my grandpa had switched policies, so we were covered properly, but 20,000 structures burned and suprisingly, many home owners still had the same small company insuring them. I got paid
    right away, the people using that small company got to deal with it thru the state.

    from large storms. They all get together and share a percentage of the losses in areas where they do not have much coverage. State Farm may

    Jack, the point isn't the relative costs of the two types of storms, but just the fact that if something happens in one part of the country that costs insurance companies money, they'll "spread around" the increased premiums throughout the country to pay
    for their increased costs in settling claims in the directly affected area hit by a big storm or earthquake.

    Mississippi is different I've heard. I've hated every moment I've been in the South and have always been mystified at people who moved out of CA and say how great it is in the South. Is it the unbearable humidity they liked? How about all the
    insects? Maybe it's the low wages they prefer. Plenty of odd tropical-like diseases spring up in the South. And, who the fuck really eats grits? And, ya, there are cops. These aren't normal cops in small towns. These are the highschool bullies from the
    football team who get juiced in and will ticket every single out of town driver who passes through, arrest you for smoking marijuana even if you've never smoked it in your life, and will supplement his income from your wallet, particularly if you are

    I toured the South a little bit in my younger days. It's not for me, for a lot of the reasons you mentioned. I like the West. The West is the best. I like Florida in small doses but I'm not going to drive that far just to go to Florida.
    I've been to FLA a lot in my life. It's sort of the weird red headed step child of the south. It often seemed like there were more peeps from the northeast and midwest than the south. And it seems in major cities I'm as likely to hear Spanish as
    English. There was a time when the plan was to retire there. Get a place in the lower keys on a canal with a dock and lift maybe. A little center console boat. I wouldn't buy a place in Florida or the gulf coast now. Happy to visit, but I'll let someone

    We did 20-years in the northwest. I worked from Montana's Bitterroot Mountains to the the rain and couds of Portland. It just got too wet. The mountains were green, sidewalks were green, moss and mold. Depression set it with SAD. I waw going to get into
    politics, but the wife said, "Rather than the vote being 8-0, you'll make it 7-1. You won't change anything."

    I said, "It that or we move to Vegas." Here we are. I"ve been retired for 24-years now; laying by my pool...
