    AS a retired eminent domain real estate appraiser I can tell you that tax assessments are not based
    on real estate appraisals..

    They use different methodologies and are classified as mass appraisals.

    Typically each property is reassessed every three years, so individual property apraisals are not
    possible. Way too costly and time consuming.

    I like the lawyer calling out the judge for having a mortgage in excess of tax assessed value for his home.
